August Home Sales in Singapore Drop Significantly

In August, Singapore witnessed a significant drop in new private home sales, with analysts attributing this decline to seasonal factors rather than a deterioration in overall market demand. The Urban Redevelopment Authority reported that only 153 units were sold during this period, marking a staggering decrease of 79.1% from July’s 731 transactions.

This downturn is particularly striking when compared to previous years; sales plummeted by 92.9% from the same month in 2025, hitting levels not seen since February 2024. Such figures suggest that while the market is experiencing a lull, it does not necessarily indicate a long-term weakening of buyer interest.

Understanding the Seasonal Trends

Industry experts have highlighted that August typically experiences reduced activity due to fewer property launches. Wong Siew Ying, Head of Research and Content at PropNex, noted that sales are often driven by new project launches, which were notably absent in August.

Encouragingly, ongoing purchases from previously launched properties indicate that buyers remain engaged even outside of new developments. This trend suggests that potential homeowners are still ready to make commitments when they find suitable units within their price range.

The Impact of Traditional Buying Patterns

Mohan Sandrasegeran from SRI emphasized that the quieter launch schedule allowed existing projects to gain more visibility among buyers. With less competition from new developments, developers could focus on engaging potential buyers effectively.

Additionally, the lunar seventh month commenced on August 13 this year and is traditionally seen as an unfavorable period for major investments. This cultural aspect likely contributed to some buyers opting to delay their purchasing decisions until after this time.

Market Composition and Buyer Preferences

A closer look at buyer demographics reveals significant insights into current market dynamics. In August, approximately 60.1% of non-landed homes sold were priced below $2.5 million—an increase from July’s 58.5%. This trend highlights ongoing concerns about affordability among prospective homeowners.

The majority of purchases remained local; Singaporeans represented 82.4% of transactions while permanent residents accounted for 16.9%. Notably, there was only one sale involving a foreign buyer who was not a permanent resident—the lowest count recorded since 1995 according to PropNex statistics.

Year-to-Date Sales Performance

For the first eight months of 2026, total sales reached 5,038 units—a decrease of 34.3% compared to the same period last year when there were 7,669 transactions. Tricia Song from CBRE attributes these lower figures to reduced launches and an adjustment in demand following an exceptional four-year sales high experienced in 2025.

Future Projections for Market Activity

Looking ahead, analysts express optimism regarding improved activity as several projects are set to enter the market soon. Developments such as Amberwood at Holland and Thomson Reserve are anticipated to stimulate interest among buyers.

Although September may see subdued activity due to school holidays, the return of significant property launches is expected to bolster sales moving into the latter part of the year.

Price Forecasts and Economic Considerations

CBRE predicts that developers will sell between 7,500 and 8,500 new homes throughout all of 2026 while anticipating a price increase ranging from 2% to 4%. However, various external factors such as employment conditions and inflation may influence buyer sentiment moving forward.
