OCR Leads Condo Resales Amid Price Adjustments

In the competitive landscape of Singapore’s real estate market, July proved to be a significant month for condo resale transactions. The Outside Central Region (OCR) emerged as the leader in this sector, commanding 50.8% of all sales. This translates to 496 units changing hands, showcasing a robust demand that sets it apart from other regions.

Following closely was the Rest of Central Region (RCR), which accounted for 31.6% of the transactions, equating to 309 units sold. The Core Central Region (CCR) lagged behind with only 17.6%, or 172 units sold during the same period. Despite having the fewest overall transactions, CCR managed to achieve a notable increase in monthly prices.

Price Trends Across Regions

The dynamics of pricing varied significantly across these three regions. The CCR recorded a month-on-month price increase of 2.6%, in stark contrast to both the RCR and OCR where prices saw declines of 1.1% and 0.9%, respectively. This discrepancy highlights an interesting trend where luxury properties within CCR continue to appreciate even while more affordable segments experience downward pressure on prices.

Year-over-year comparisons also reveal a positive trajectory for all regions, with prices rising by 6.2% in CCR, followed by increases of 2.8% and 2.6% in RCR and OCR respectively. Such resilience in pricing speaks to the sustained interest in these markets despite fluctuations.

Top Performing Properties

Among the notable transactions throughout July, Leedon Residence stood out with the highest resale price at $14.3 million within the CCR segment, indicating strong demand for luxury residences even amid wider market adjustments. In RCR, The View @ Meyer achieved a significant resale price of $10 million, while St Patrick’s Residences led OCR with a notable sale at $4.1 million.

Market Implications

The current performance trends suggest that while there may be short-term fluctuations in pricing across various segments of Singapore’s real estate market, certain areas continue to thrive under specific conditions such as location desirability and property type appeal.

For potential buyers and investors looking into opportunities within these regions, understanding these trends is crucial for making informed decisions that align with their investment strategies.
